Spring Replacement
A typical garage door can weigh anywhere from 200 to 300 pounds. Garage door springs play an important role in making that weight manageable during the lifting and lowering process. There are two styles of springs and a quick inspection will let you know which kind you have. Torsion springs run parallel to the top of your door frame. They are mounted on a metal shaft that attaches at one end to a stationary plate above the center of the frame and at the other end to cables that run to the lowest door panel on either side of the door. They work by twisting and the tension that is created when the door is in the closed position makes it easier to lift the weight of the door. Side mounted, or extension, springs are long heavy springs that mount on each side of the door and run along the upper garage door track. They stretch and come under tension when the door is closed to make it easier to lift Over time, springs wear under the constant tension of being in the closed position. Most springs have a service life of 7,000 to 10,000 cycles. As they lose strength this puts extra wear on your opener and can be very dangerous if the springs should fail and your door come crashing down. If one breaks you should replace both in the pair. The use of an old spring with a new spring causes an imbalance that cannot be corrected through the normal adjustment processes. We do not recommend replacing or adjusting garage door springs yourself. The springs are under tremendous tension and can cause serious bodily injury if you make a mistake. When replacing springs, it is critical that you fully release the tension on the springs before attempting to remove them. It is also important to inspect the pulley bearings for smooth movement. Adjustment to torsion springs must be done with the door down and the spring under tension. This should not be done without the proper tools. It can be extremely dangerous and we strongly recommend leaving it to the professionals. If you have a broken spring, call us right away. Once a spring breaks it puts a lot of tension on the door cables, and they are often the next to break, much like a snapped rubber band. Some garage door problems are easy to fix yourself, if you just know what to look for. Take a look at our suggestion before you make a call and you might be able to save yourself a service charge!
Your transmitter doesn't work properly.
If your remote doesn't work but the transmitter on the wall inside your garage still opens the door when pressed, there is a good chance your remote battery is dead. If replacing the battery doesn't work, double check to make sure you've installed them with the plus and minus signs lined up correctly. If this is the case, chances are good your other remotes will need new batteries soon; this is a good time to replace them all.
If the battery isn't your problem, check to make sure the antenna is hanging down from the motor inside your garage. The antenna needs to clearly receive the signal in order to function and you may have something obstructing it.
If your garage door opens and closes randomly make sure you don't have something accidentally pressing the button. Sometimes the remote can fall down between the seats and be activated by something rolling around down there. Also, it's possible your neighbor may have a new opener and you are sharing the same frequency. If this is the case, see your owners manual for instructions on changing the frequency.

If you notice the door opens normally but won't make an attempt to close, you should inspect the photo eye. All garage doors installed after 1993 have a safety feature that prevents the door from closing onto a someone or something. Two photo eyes are installed near ground level on either side of your garage door. They transmit an invisible beam between each other and when the beam is interrupted the doors will automatically go up to prevent damage or injury to whatever is in the path.
Use care not to scratch the lens when cleaning photo eyes. The lens is made of glass, similar to a camera lens and a soft cloth and mild streak-free cleaner should do the trick.
If cleaning doesn't work, check to make sure the eyes are lined up to each other. They must be pointed directly at each other in order to register that the other is there. Measure the height of each photo eye from the ground and use a level or laser level to make sure they are pointing parallel.

The motor is running but the door isn't moving.
If the motor runs for a long period of time but the door doesn't move, check to make sure the disconnect switch hasn't been activated. All door openers come with a switch to allow you to easily disconnect and open your door manually in case you lose power. The switch often has a small handle hanging down on a short rope and it can be accidentally unhooked. Luggage racks on top of tall vehicles are a common culprit. To reattach, open the door all the way and re-engage the hook. You may need a step ladder to do this.
